My simple checklist before buying a LEGO set for long-term value

I’m trying to get more disciplined before buying sets for long-term value. Here’s the checklist I’m using right now: Do I actually understand the theme? If I don’t know the audience behind the set, I’m probably just guessing. Is there real demand outside investors? Collectors, fans, display buyers, franchise fans, etc. Is the set easy to display or store? Big sets can be beautiful, but storage and shipping matter.
