On Brickeconomy, what makes the estimated value of such a mediocre City set so high?

The real current value of this set is around its original retail price with hardly any appreciation. Brickeconomy, however, makes you believe that this set is a goldmine. What can explain these huge inaccuracies of the estimated values on their site? After all, this is a set with 2 basic vehicles, 3 minifigs and some small accessories.
